The gist of the investment project
As the basis of the investment offer there is an information from executive
committee of city council in Su-dak about perspective land lot of 8,7
hectares located in the tract of Kapsel (border with Sudak) at the sea-coast.

The investment proposal suppose construction of an health-improving
complex "Courts" not far of city Sudak at natural boundary
Kapsel, on the land lot at coastal territory of the Black sea.
The description of a suggested variant of housing scheme of the
ground area.
- Construction of 3 floor hotel complex;
- Construction of 5 cottages of "lux" class three-room, for
three persons;
- Medical infrastructure creation, and also entertainment infrastructure,
recreation and sport;
- Subsidiary buildings and structures construction;
- Necessary equipment and techniques acquiring;
- Creation of technical infrastructure, territory improvement;
- Beach improvement.
The general number of suggested complex will make 49 rooms, which are
2 elite three-room double rooms of "lux"class, 7 two-room
double rooms, 10 one-room double and 30 one-room single in cot-tages
of "lux" category.
According to preliminary estimate, the total amount of investments
for suggested variant ground area development makes 3,7 million USD,
including 715 thousand US dollars on purchase of the ground area. You

Planned economic efficiency coefficients
" Net profit with the saved up result (9 years of the project
) - 1,4 million USD;
" Internal rate of return (IRR) - 4,5 % for 9-th year of the project
and 10,6 % for 15-th year of the project;
" Cost benefit ratio (CBR) - 1,051 (15-th year of the project);
" Payback period (PP), discounted - 14,2 years (at the rate of
discounting of 10 % annual);
" Payback period (PP), not discounted- 10 years;
" Profitableness index (Pi) -1,032 (15-th year of the project).
" Depreciated cost of fixed capitals excluding ground and business
cost - 1,1 million of USA dollars ( 15 -th year of the project).
Above-listed factors are counted by a common method with discounting
method application without depreciated cost (liquidation value) of the
project.
The above indicated coefficients were calculated in view of the benefits,
given to managing individuals, imple-menting investment projects on
the territory of priority development of "Sudak". At implementa-tion
of this project under conditions of TPD "Sudak" the sum of
received tax remissions will make 200-400 thousand USD.
Conclusions:
As the basic results of the project:
" Creation of health-improving complex of an elite class;
" Attraction of clients from among representatives of average and
large domestic business, the foreign citizens arriving to southeast
Crimea for rest and health-improvement;
" Maintenance of steady development of the enterprise due to strategy
of the advanced complex of hotel and tourist services granting and orientations
to the most solvent segment of consumers of such services;
" Maintenance of gross revenues of the enterprise in the sum of
5,3 million USD (for 9 years of the project), and net profit more than
1,4 million USD for the very period.
