The investment offer
" Creation and operation of an entertaining complex on the area of Genoese Fortress "


The given proposal is developed and initiated by Sudak Municipal Bodies in order to attract a potential investor for the activity on the Sudak priority development territory.

Sudak is one of the oldest cities of Ukraine - above 17 centuries.
In VIII century the city was already known as a trading center, and concentration of world trade routes in Middle Ages. The Great Silk Road ran through it.
Genoese Fortress represents centuries-old history of Sudak, built in several stages from 1371 through 1469. It is an outstanding monument of architecture of universal importance. Nowadays Genoese Fortress is the State architectural and historical reserve.

Presently the monument of the Middle Ages is visited by tourists, lovers of olden time which number during summer period reaches 130 thousands people. In the territory of fortress International festival of historical fencing "Genoese helmet" regularly takes place where 35 clubs of historical fencing from Russia, Ukraine, Belarus, and Moldova show martial art and weapon skills.

Mission of the Investment Proposal

The purpose of the presented investment offer is to increase attractiveness of the Sudak fortress due to arrangement of local entertaining - cognitive objects and an accompanying infrastructure at the minimal increase of the anthropological factor, and also attraction of investments on carrying out of archeological and restoration works.

It is planned that at a few small businesses are established at the land plots and objects at the territory of the Sudak Fortress. They have been determined by the National reserve "Sofia" Management with an aim to increase the Fortress attendance. They are:
" Concert open-air stage;
" Wine testing hall and wines sales;
" Museum of a knightly armour and furniture of the Middle Ages (the Consular Tower);
" Cafe of medieval cuisine (Angular Tower);
" Small souvenir and vernacular arts market .

One of the priority an investment activity trends should become development of an archeological tourism that will allow to attract for archeological works students and researchers as from Ukraine, and other countries on a gratuitous basis under the experts - archeologists of the "Sudak Fortress" Department Management

In the long term restoration of a barracks buildings restoration with an aim to use them as a museum, also enlargement of the parking place (outside reserve).

Both concert hall and historical village should be constructed from light collapsible and temporary constructions without carrying out of foundation works and underground communications lining.

Such feature of the project will allow to keep historical and a cultural heritage of the historical reserve.

It is supposed, that creation of a concert place and other small businesses should to increase number of the tourists in the Fortress, but also open new educational opportunities and to provide leisure either to adults, and children.

The offered proposal can be implemented both by separate leasers, and by the general investor together with the Department. The form of participation in the project of leasers or investors should be determined during negotiations with the National Reserve "Sofia Kievskaya" Management.

At the preliminary stage of negotiations with the potential investor (leasers) it is planned to determine the profit share assigned on carrying out of archeological and restoration works. Investor has the right to build the office not far but outside of Reserve territory.

The basic activities included in the project
" Carrying out of symphonic and chamber music concerts, festivals of theatrical collectives and children's creativity;
" Cities festivals and holiday gaieties arrangement;
" Intermediary services for the concert programs of professional actors and theatrical troupes entertainments providing;
" Additional museum expositions demonstration;
" Services of places of public catering (national cuisines);
" Market services (souvenirs, products of a national craft);
" Wine-testing services in wine sales.

Investment expenditures makes 72,000 USD it is planned.

The investments expenses should to be repaid due to rent of objects, carrying out of entertainments (up to 4 in a month), additional entrance tickets sale (it is planned that 5 % in the first year of the project and 10 % from second year additional visitors should to visit Fortress). It is planned to rise the cost of entrance tickets in Genoese Fortress for 1 hrivna (less of $0,2). Thus cost of tickets will make:
- 6 hrivnas for adults;
- 3 hrivnas for pensioners and students.
By visiting fortress of 130 thousand people for a season additional ticket sales will make 130 thousand hrivnas or 24 thousand USD. Additional income of amount visitors increasing will make $7.000 at the first year and $15.000 at the second year.
In total for a season the complex will give the additional income $38.000 - 49.000.

Prospective results of the project realization:
As the main results of the project are considered:
" Creation and operation of open-air concert complex;
" Creation of the new museums in the Genoese Fortress;
" Attraction of visitors and city dwellers for cognitive excursions;
" Archeological tourism development;
" Maintenance of steady development of the established enterprise due to strategy of the additional complex of educational and entertainment services providing;
" Providing of gross revenues of the enterprise of 49 thousands USD for 7-th year of the project and net profit which is more than 19 thousands USD for the very period.
" The additional source of financing for restoration and archeological works in territory of fortress is being created (relying upon preliminary arrangements with the investor), that will allow involve additional amount of tourists.
