1. Mission of the investment proposal
As the basis of the investment offer there is an information of the
Sudak Executive Committee of City Council about perspective land lot
of 1,7 hectares located at the seacoast near the Kyz-Kule-Burun Cape
below the "Sudak Fortress".
There is possibility to extend the allocated for building land lot in
prospect.
Construction and operation of the club type health-improving complex
with a quay for yachts is supposed by the offer.

The complex construction is planned at the three stages:
First stage is 20 two-room cottages, restaurant, tennis courts,
roads construction and land lot improving is planned for the first year
of the project;
Second stage includes 3 two-storied luxury cottages, office building
and medical - improving center construction also a beach rising and
the territory fencing is planned for the second year of the pro-ject.
Third stage includes dredge works, a waterway marking, a retaining
walls construction.
2. Investment expenditures.
In total expenses for a construction and equipment installation
within four years are planned in the sum $6021 thousand, thus for the
fourth year of the project carrying out additional of the dredge works
for maintenance of the water way for yachts is planned.
Application of the suggested project variant will allow
provide rendering of hotel service with accommodation of clients in
double rooms and luxury numbers, including three meals a day, health
- improving services, amusements and other profile services. One of
the attractive features of the suggested option is the covered pool
construction with seawater that will allow year-round func-tioning of
the complex.
The main in economic activities incomes of the complex are cottages
operation. Sources of addi-tional incomes will be: operation of restaurant,
bars, saunas, sports and entertaining constructions, yacht pierage,
excursion service, delivery of passengers and clients to the point of
departure (air-port, railway station) and etc.
3. Economic impact of the project and its social importance
- Net profit with the saved up result - $2,1 million (9 years of the
project);
- Payback period (PP), not discounted- 10 years (the minimal yacht frequency
fetching to the quay is taken into consideration);
- As a result of the project on its third year 80 workplaces will be
embed.
- The new object a resort - tourist service that corresponds to the
world standards will be constructed and it should to exert essential
influences on tourist image of Sudak.
- Additional funds as taxes and duties in the sum $0,53 million for
9 years of the project will be in-volved in to the state budget.
- Gross revenues of the enterprise in the sum of $1 million (for 9th
year of the project), and net profit more than $0,3 million for the
same period is planned.
